Top 6 Indian Cities by Value of Homes Sold (2021–2025)
Most people judge a housing market by how many homes it sells. Value tells a different story. A city that sells fewer homes at higher prices can easily outrank one that sells more affordable flats, which is why total sales value is a better gauge of a market's real size.
CRE Matrix tracked exactly this for 2021 to 2025, covering primary sales of apartments, independent floors and villas. Hyderabad came out on top, with Mumbai and Bengaluru close behind. Here are the six biggest markets, followed by what is driving them and where Noida fits in.
1. Hyderabad: ₹4.78 lakh crore
Hyderabad sold homes worth ₹4,77,977 crore over the five years, narrowly ahead of Mumbai. That figure is the combined value of thousands of apartments, villas and independent houses, not the price of any single property.
The city's strength comes from a wide mix of industries: IT, pharmaceuticals, defence and aerospace, food processing and global capability centres. Buyers have leaned towards premium and mid-segment homes, including larger 3BHK and 4BHK apartments and gated communities. The western corridor is the growth engine, with Gachibowli, HITEC City, Kondapur, Financial District, Kokapet, Narsingi and Tellapur all seeing strong demand.
CRE Matrix also found that in 2024 alone, Hyderabad recorded residential sales of ₹1.15 lakh crore, marginally higher than Mumbai's ₹1.05 lakh crore.
It hasn't all been smooth. Prices have climbed sharply since 2021 because of higher land, construction and compliance costs, which is squeezing affordability for middle-class and first-time buyers. Traffic congestion in the western corridor is another concern.
2. Mumbai: ₹4.52 lakh crore
Mumbai recorded ₹4,51,811 crore in sales, just behind Hyderabad. It is still among the costliest housing markets in the country, yet demand holds up. Land is scarce, premium residential projects keep launching, and the city's position as India's financial capital gives buyers plenty of reasons to pay a premium for a home there.
3. Bengaluru: ₹3.92 lakh crore
Bengaluru took third place with ₹3,92,047 crore. As India's leading technology hub, it benefits from a large IT ecosystem, active startups and a growing presence of global capability centres. Whitefield, Sarjapur Road, Electronic City and North Bengaluru remain the key growth corridors.
4. Gurugram: ₹3.31 lakh crore
Gurugram followed with ₹3,30,964 crore. Corporate expansion, strong demand for premium homes and steady infrastructure growth have made it one of the most sought-after residential markets in the country. Its closeness to major business districts adds to the appeal.
5. Ahmedabad: ₹2.92 lakh crore
Ahmedabad recorded ₹2,91,765 crore. Affordability, industrial growth and improving urban infrastructure have drawn both end-users and investors, and planned development has helped keep demand steady.
6. Pune: ₹2.82 lakh crore
Pune rounds out the top six at ₹2,82,293 crore. IT professionals and manufacturing employers fuel its demand, and areas linked to major IT corridors attract buyers with better connectivity, lifestyle facilities and relatively attractive pricing.
The Rest of the Top Ten
Thane came seventh with ₹1,71,012 crore, helped by better connectivity and demand for spacious homes at prices lower than Mumbai's, especially around Ghodbunder Road and Majiwada. Noida followed at ₹1,35,388 crore. Chennai recorded ₹95,206 crore, with OMR and Porur as key growth areas, and Kolkata rounded out the list at ₹72,927 crore, with New Town and Rajarhat leading its growth.
Why Value Matters More Than Volume
The wider trend backs this up. CRE Matrix's India Housing Report 2026 shows that Tier-1 cities recorded nearly ₹7.3 lakh crore in primary housing sales in 2025, even though unit sales fell by around 3% year-on-year. The average ticket size rose to ₹1.47 crore, up nearly 12% from the previous year.
In plain terms, buyers are purchasing fewer homes but spending more on each one. That shift towards larger, better-equipped and more premium homes is a big reason value figures keep climbing.
What Drives These Markets
A few factors show up again and again across all six cities.
Jobs: Every city on the list has a strong employment base, whether in tech, pharma, finance or manufacturing. Housing follows the workplace.
Infrastructure: Metro lines, expressways and better roads open up new residential areas and make existing ones more attractive.
Premium demand: Larger homes, gated communities and luxury projects take up a growing share of sales.
Rising prices: Higher land and construction costs push up the total value of every transaction.
Where Does Noida Stand?
Noida recorded ₹1,35,388 crore in residential sales between 2021 and 2025. That placed it eighth in CRE Matrix's top ten, behind Thane at ₹1,71,012 crore. It may not be in the top six, but the city has clear strengths: planned infrastructure, proximity to employment hubs and a growing commercial base, especially along the Noida Expressway and Greater Noida corridors.
Connectivity is a big part of that story. The Noida–Greater Noida Expressway, the Yamuna Expressway and the Jewar airport project are all shaping how the region links up with the rest of the NCR.
Gurugram's fourth-place finish also shows what a well-connected NCR market can achieve, which makes it a useful reference point for anyone tracking property in Noida. The two cities differ in scale and maturity, but both benefit from the same regional advantages: business districts, expressways and steady demand for premium housing.
If you are considering luxury apartments in Noida, it helps to look beyond the price tag. Location, connectivity, the developer's track record, construction quality and amenities all matter, and so does the infrastructure planned around the project. Comparing these factors across projects gives you a clearer picture than price alone.
Final Thoughts
Hyderabad, Mumbai, Bengaluru, Gurugram, Ahmedabad and Pune are India's biggest residential markets by value. Each has grown on its own mix of jobs, infrastructure and buyer demand, but they share one pattern: homes are getting pricier, and buyers are choosing quality over quantity.
Noida is still catching up on total value, yet its infrastructure story makes it a market worth watching.
